Demografick\u00fd faktor. \u0158\u00edzen\u00e1 agenda inflace a deflace.<\/strong><\/p>\n\n\n\n<p>V posledn\u00edch minim\u00e1ln\u011b p\u011bti letech u n\u00e1s doch\u00e1zelo k nev\u00eddan\u00fdm a dlouhotrvaj\u00edc\u00edm n\u00e1r\u016fst\u016fm cen nemovitost\u00ed. Tento n\u00e1r\u016fst byl podle m\u00e9ho n\u00e1zoru ze zna\u010dn\u00e9 m\u00edry poh\u00e1n\u011bn prakticky nulov\u00fdmi \u00farokov\u00fdmi sazbami.<\/p>\n\n\n\n<p>Toto v kombinaci s agresivn\u00edm marketingem bank, hypot\u00e9\u010dn\u00edch zprost\u0159edkovatel\u016f, realitn\u00edch makl\u00e9\u0159\u016f a dal\u0161\u00edch \u00fa\u010dastn\u00edk\u016f zp\u016fsobilo davov\u00e9 \u0161\u00edlenstv\u00ed ohledn\u011b nemovitost\u00ed. Vznikla realitn\u00ed bublina neboli cenov\u00e1 bublina v nemovitostech. A to v\u017edy v d\u016fsledku vede do realitn\u00ed krize.<\/p>\n\n\n\n<p>Skoro to p\u0159ipom\u00edn\u00e1 tzv. Americk\u00fd sen a toto kr\u00e1sn\u00e9 kr\u00e1tk\u00e9 video doporu\u010duji v\u0161em ke shl\u00e9dnut\u00ed <a href=\"https:\/\/www.jindrichsmitka.cz\/2021\/03\/24\/americky-sen-zakladni-video-o-fungovani-financniho-systemu\/\">(psal jsem zde)<\/a>. Odkazuje v podstat\u011b celo\u017eivotn\u00ed dluhov\u00e9 otroctv\u00ed v d\u016fsledku hypot\u00e9k, na kter\u00e9m profituj\u00ed jin\u00ed. By\u0165 n\u011bkter\u00e9 jednotlivosti jsou u n\u00e1s odli\u0161n\u00e9. Podstata sd\u011blen\u00ed videa je stejn\u00e1. Ono se snadno \u0159\u00edk\u00e1, \u017ee je lep\u0161\u00ed spl\u00e1cet hypot\u00e9ku do vlastn\u00edho, ne\u017e bydlet v n\u00e1jmu. A je to do ur\u010dit\u00e9 m\u00edry pravda.<\/p>\n\n\n\n<p>Mezi dan\u00fdmi situacemi je v\u0161ak v z\u00e1sad\u011b jeden zna\u010dn\u00fd rozd\u00edl. Bydlet na hypot\u00e9ku znamen\u00e1 dluhov\u00e9 otroctv\u00ed na v\u00fdznamnou \u010d\u00e1st lidsk\u00e9ho \u017eivota. Bydlet v n\u00e1jmu znamen\u00e1 sice platit spoustu pen\u011bz n\u011bkomu jin\u00e9mu, ale v podstat\u011b svobodu jedn\u00e1n\u00ed a kon\u00e1n\u00ed. A pochopiteln\u011b i tato situace byla dlouhodob\u011b neudr\u017eiteln\u00e1. A minim\u00e1ln\u011b tento z\u00e1kladn\u00ed v\u00fd\u010det p\u0159\u00ed\u010din zp\u016fsobil jaksi zatm\u011bn\u00ed rozumu v mnoha \u010d\u00e1stech populace.<\/p>\n\n\n\n<p>Lid\u00e9 tak sko\u010dili na star\u00fd trik bank\u00e9\u0159\u016f zvan\u00fd inflace a deflace cen. A mnoz\u00ed tak nakupili nemovitosti za neudr\u017eiteln\u011b vysok\u00e9 ceny. Mnoha trh\u016f.<\/p>\n\n\n\n<p>A nemovitosti jsou asi t\u00edm nejviditeln\u011bj\u0161\u00edm. P\u0159ece jen situace, kdy plo\u0161n\u011b doch\u00e1z\u00ed stavebn\u00ed materi\u00e1ly, \u0159emesln\u00edci, pozemky a v podstat\u011b jak\u00fdkoli zdroj nutn\u00fd ke stav\u011bn\u00ed dom\u016f, ukazuje, \u017ee je n\u011bco \u0161patn\u011b. A tyto sign\u00e1ly, kter\u00e9 byly dlouho zn\u00e1t, se v posledn\u00ed dlouh\u00e9 roky projevily naplno <a href=\"https:\/\/www.seznamzpravy.cz\/clanek\/nocni-mura-stavebnich-firem-prace-maji-spoustu-presto-jim-hrozi-ztraty-169807\">(v\u00edce nap\u0159. zde)<\/a>.<\/p>\n\n\n\n<p>To v\u0161e d\u00e1l tla\u010dilo na zvy\u0161ov\u00e1n\u00ed cen pr\u00e1ce, materi\u00e1l\u016f a spolu s t\u00edm v\u0161eho ostatn\u00edho. Vznik\u00e1 tak panika, kdy se z rozjet\u00e9ho vlaku sna\u017e\u00ed v\u0161ichni urvat co jde, a cel\u00e1 situace jen d\u00e1le akceleruje. Realitn\u00ed bublina se nafukuje. A\u017e jednou praskne.<\/p>\n\n\n\n<p><strong>Realitn\u00ed bublina splaskla<\/strong><\/p>\n\n\n\n<p>Ji\u017e v tuto dobu ke kv\u011btnu roku 2023 je jasn\u00e9, \u017ee realitn\u00ed bublina splaskla. Pro ty, kte\u0159\u00ed se dan\u00e9 problematice v\u011bnuj\u00ed nebo s n\u00ed p\u0159\u00edmo pracuj\u00ed byl efekt zvy\u0161ov\u00e1n\u00ed \u00farokov\u00fdch sazeb z\u0159ejm\u00fd ji\u017e d\u0159\u00edve.<\/p>\n\n\n\n<p>P\u0159i rostouc\u00edch sazb\u00e1ch nen\u00ed mo\u017en\u00e9 udr\u017eet d\u0159\u00edv\u011bj\u0161\u00ed cenovou hladinu nemovitost\u00ed. Jen to pak n\u011bjakou chv\u00edli trv\u00e1, ne\u017e se dan\u00fd efekt prop\u00ed\u0161e do reality a tak\u00e9 do statistik, kter\u00e9 maj\u00ed zna\u010dn\u00e9 zpo\u017ed\u011bn\u00ed v popisu reality.<\/p>\n\n\n\n<p>Ka\u017ed\u00fd procentn\u00ed bod na kone\u010dn\u00fdch \u00farokov\u00fdch sazb\u00e1ch znamen\u00e1 statis\u00edce dol\u016f z cen nemovitost\u00ed. Sou\u010dasn\u00e9 \u00farokov\u00e9 sazby znamenaj\u00ed postupn\u00e9 sn\u00ed\u017een\u00ed cen nemovitost\u00ed v\u00fdznamn\u011b n\u00ed\u017ee.<\/p>\n\n\n\n<p>Samotn\u00e1 centr\u00e1ln\u00ed banka odhaduje ji\u017e roky p\u0159eh\u0159\u00e1t\u00ed cen nemovitost\u00ed. V minul\u00e9m roce p\u0159itom odhadovala nadhodnocen\u00ed cen nemovitost\u00ed o cca 40 % <a href=\"https:\/\/www.seznamzpravy.cz\/clanek\/ekonomika-finance-ceske-banky-ustoji-i-dlouho-krizi-tvrdi-cnb-206314\">(v\u00edce zde)<\/a>. Za\u010d\u00e1tkem roku 2023 pak odhaduje p\u0159eh\u0159\u00e1t\u00ed a\u017e o bezm\u00e1la 60 % <a href=\"https:\/\/www.seznamzpravy.cz\/clanek\/ekonomika-finance-cnb-ulehcila-zadatelum-o-hypoteky-ceny-nemovitosti-jsou-stale-prepalene-231886\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"(zde)\">(zde)<\/a>. Podle m\u00e9ho n\u00e1zoru a osobn\u00edch v\u00fdpo\u010dt\u016f, p\u0159i kter\u00fdch bych byl s\u00e1m ochotn\u00fd koupit nemovitost, je realita v p\u0159eh\u0159\u00e1t\u00fdch nemovitostech p\u0159inejmen\u0161\u00edm pr\u00e1v\u011b o on\u011bch 40-60 % v\u00fd\u0161, ne\u017e by b\u00fdt m\u011bla.<\/p>\n\n\n\n<p>Sou\u010dasn\u00e9 nab\u00eddkov\u00e9 ceny nemovitost\u00ed jsou u\u017e nyn\u00ed sp\u00ed\u0161 jen iluzorn\u00edm snem prodejc\u016f, ne\u017e realitou. Rovnov\u00e1ha mus\u00ed b\u00fdt. Nav\u00edc mlad\u00ed lid\u00e9 odm\u00edtaj\u00ed vstupovat do celo\u017eivotn\u00edho dluhov\u00e9ho otroctv\u00ed. Preferuj\u00ed pron\u00e1jem a svobodu.<\/p>\n\n\n\n<p>Mnoz\u00ed ze siln\u00fdch ro\u010dn\u00edk\u016f ji\u017e nemovitosti nakoupili. I bez zm\u011bn \u00farokov\u00fdch sazeb by jen t\u00edmto faktorem r\u016fst cen nemovitost\u00ed v \u010dase vyvanul jako p\u00e1ra nad hrncem (tedy bez um\u011bl\u00e9ho zvy\u0161ov\u00e1n\u00ed cen inflac\u00ed a dal\u0161\u00edm ti\u0161t\u011bn\u00edm pen\u011bz). <\/p>\n\n\n\n<p>A kdo by tedy kupoval nemovitosti d\u00e1l? Ceny nyn\u00ed jdou dol\u016f a p\u016fjdou dol\u016f i nad\u00e1le alespo\u0148 po n\u011bjakou dobu. Je a\u017e neuv\u011b\u0159iteln\u00e9, \u017ee stejn\u00e9 d\u011bje prob\u00edhaj\u00ed v mnoha \u010d\u00e1stech sv\u011bta nar\u00e1z. Od Ameriky, p\u0159es Evropu, \u010c\u00ednu, Japonsko, Austr\u00e1lii \u010di Nov\u00fd Z\u00e9land.<\/p>\n\n\n\n<p>V\u0161echny tyto a dal\u0161\u00ed zem\u011b a jejich centr\u00e1ln\u00ed banky podporovaly naskakov\u00e1n\u00ed lid\u00ed do rozjet\u00e9ho dluhov\u00e9ho vlaku. A to dal\u0161\u00edm zadlu\u017eov\u00e1n\u00edm, udr\u017eov\u00e1n\u00edm vysok\u00fdch cen nemovitost\u00ed a podporov\u00e1n\u00edm jejich r\u016fstu.<\/p>\n\n\n\n<p>Je to ostatn\u011b logick\u00e9. P\u0159irozen\u00e9 st\u0159\u00edd\u00e1n\u00ed r\u016fstu a pokles\u016f, kter\u00e9 se d\u011bj\u00ed v historick\u00e9m pr\u016fm\u011bru cca 6-7 let toti\u017e nehr\u00e1l do karet bank\u00e1m ani st\u00e1t\u016fm. Takov\u00fd pokles by znamenal odhalen\u00ed mnoha probl\u00e9m\u016f, kter\u00e9 se dal\u0161\u00edm a dal\u0161\u00edm zadlu\u017eov\u00e1n\u00edm a sni\u017eov\u00e1n\u00edm sazeb da\u0159ilo dlouho skr\u00fdvat. Ale \u017e\u00e1dn\u00fd koberec, pod kter\u00fd zamet\u00e1te smet\u00ed, nem\u00e1 neomezenou kapacitu.<\/p>\n\n\n\n<p>C\u00edlem za t\u011bmito z\u00e1m\u011bry bylo nahnat lidi, instituce i st\u00e1ty do dluhov\u00e9 pasti. Glob\u00e1ln\u00ed dluhov\u00ed lichv\u00e1\u0159i, kte\u0159\u00ed dlouhodob\u011b tuto agendu protla\u010dovali a podporovali s n\u00ed toti\u017e maj\u00ed sv\u016fj z\u00e1m\u011br. Ale k tomu zas jindy.<\/p>\n\n\n\n<p><strong>Z\u00e1v\u011br<\/strong><\/p>\n\n\n\n<p>Do budoucna proto hled\u00edm s uklidn\u011bn\u00edm i s obavami. S uklidn\u011bn\u00edm, proto\u017ee v dohledn\u00e9 dob\u011b p\u016fjde po\u0159izovat nemovitosti za p\u0159ijateln\u011bj\u0161\u00ed ceny. S obavami v\u0161ak proto, \u017ee a\u017e p\u0159\u00edli\u0161 mnoho lid\u00ed nasko\u010dilo na z\u00e1m\u011brn\u011b \u0159\u00edzen\u00fd trend, jeho\u017e c\u00edlem bylo nahnat co nejv\u00edc lid\u00ed do dluhov\u00e9 pasti.<\/p>\n\n\n\n<p>Nakoupit p\u0159i vysok\u00fdch cen\u00e1ch je samo o sob\u011b probl\u00e9m. Pokud se to nav\u00edc d\u011blo v tak \u0161irok\u00e9m spektru populace jako u n\u00e1s, je to probl\u00e9m a ohro\u017een\u00ed velk\u00e9 \u010d\u00e1sti populace.
