Masmedi\u00e1ln\u00ed mas\u00edrka st\u00e1le propaguje r\u016fst cen, ale opak je skute\u010dnost\u00ed, proto\u017ee bublina u\u017e praskla. Ceny nemovitost\u00ed jsou st\u00e1le o 40 % nadhodnocen\u00e9 i podle \u010cNB a proto d\u00e1l polet\u00ed dol\u016f. St\u00e1le jsme druhou nejm\u00e9n\u011b dostupnou zem\u00ed pro bydlen\u00ed.<\/strong><\/p>\n\n\n\n<p>V pom\u011bru k p\u0159\u00edjm\u016fm jsou ceny nemovitost\u00ed v \u010cesk\u00e9 republice na jedn\u00e9 z nejvy\u0161\u0161\u00edch \u00farovn\u00ed ze sledovan\u00fdch zem\u00ed. <a href=\"https:\/\/www.jindrichsmitka.cz\/2023\/05\/27\/z-realitni-bubliny-rovnou-do-realitni-krize\/\" target=\"_blank\" rel=\"noopener\" title=\"\">U\u017e d\u0159\u00edv jsem psal, \u017ee d\u00edky zv\u00fd\u0161en\u00ed \u00farokov\u00fdch sazeb z technick\u00e9 nuly na vysok\u00e1 procent zp\u016fsob\u00ed realitn\u00ed krizi<\/a>. A to se postupn\u011b opravdu d\u011bje. Ceny nemovitost\u00ed jsou toti\u017e st\u00e1le zoufale vysok\u00e9.<\/p>\n\n\n\n<p>Podle v\u00fdpo\u010dt\u016f byste si dnes mohli po\u0159\u00eddit oby\u010dejn\u00fd byt za cca 13 tvrd\u00e9 pr\u00e1ce a to samoz\u0159ejm\u011b bez v\u00fddaj\u016f na j\u00eddlo, osobn\u00ed spot\u0159ebu, \u010di udr\u017een\u00ed pr\u00e1ce nap\u0159\u00edklad doj\u00ed\u017ed\u011bn\u00edm a dal\u0161\u00edmi v\u00fddaji. A jsme tak druhou nejm\u00e9n\u011b dostupnou zem\u00ed pro vlastn\u00ed bydlen\u00ed <a href=\"https:\/\/www.newstream.cz\/reality\/vlastni-byt-v-cesku-vyjde-na-trinact-rocnich-platu-draz-uz-je-jen-na-slovensku\" target=\"_blank\" rel=\"noopener\" title=\"\">(zde)<\/a>.<\/p>\n\n\n\n<p>U dom\u016f je tento pom\u011br n\u00e1sobn\u011b vy\u0161\u0161\u00ed a samoz\u0159ejm\u011b se v \u017e\u00e1dn\u00e9m p\u0159\u00edpad\u011b v\u016fbec nebav\u00edme o Praze, kde jsou tyto metriky d\u00e1l \u00fapln\u011b mimo realitu.<\/p>\n\n\n\n<p>Historick\u00fd pr\u016fm\u011br pro po\u0159\u00edzen\u00ed vlastn\u00edho bydlen\u00ed v\u0161ak je cca 3-5 let \u010dist\u00e9ho p\u0159\u00edjmu. To je super.<\/p>\n\n\n\n<p>Developer Horst Fuchs z masmedi\u00e1ln\u00edho teleshoppingu v\u00e1m k tomu p\u0159ihod\u00ed i gar\u00e1\u017e zdarma. A to u\u017e se sakra vyplat\u00ed. Nebo ne?<\/p>\n\n\n\n<p><strong>Nemovitost\u00ed bublina u\u017e praskla a ceny nemovitost\u00ed klesaj\u00ed d\u00e1l a polet\u00ed dol\u016f o dal\u0161\u00edch 40 %<\/strong><\/p>\n\n\n\n<p>P\u0159itom realita je u\u017e dlouho n\u011bkde \u00fapln\u011b jinde. Chytit vlak, kter\u00fd m\u00ed\u0159\u00ed z \u00fatesu bohu\u017eel nen\u00ed \u017eivotn\u00edm v\u00edt\u011bzstv\u00edm nad uj\u00ed\u017ed\u011bj\u00edc\u00edm osudem. Opak je pravdou. Kdo nenasko\u010d\u00ed, vyhraje. Nevid\u011bt vp\u0159edu lokomotivu, kter\u00e1 let\u00ed z \u00fatesu, bohu\u017eel nen\u00ed p\u0159\u00edznakem bystr\u00e9 mysli. Pr\u00e1v\u011b naopak.<\/p>\n\n\n\n<p>\u0158ekn\u011bme si k tomu n\u00e1zor \u010cesk\u00e9 n\u00e1rodn\u00ed banky, kter\u00e1 ji\u017e za\u010d\u00e1tkem roku 2023, tedy p\u0159ed t\u00edmto slavn\u011b propagovan\u00fdm poklesem, kter\u00fd v\u00e1s m\u00e1 p\u0159iv\u00e9st na dr\u00e1hu hypote\u010dn\u00edho zadlu\u017een\u00ed a zb\u011bsil\u00fdch n\u00e1kup\u016f nemovitost\u00ed, odhadovala, \u017ee <a href=\"https:\/\/www.seznamzpravy.cz\/clanek\/ekonomika-finance-cnb-ulehcila-zadatelum-o-hypoteky-ceny-nemovitosti-jsou-stale-prepalene-231886\" target=\"_blank\" rel=\"noopener\" title=\"\">ceny nemovitost\u00ed jsou p\u0159ep\u00e1len\u00e9 a\u017e o 60 %<\/a>!<\/p>\n\n\n\n<p>Wow, tak\u017ee u\u017e dlouho v\u00edme, \u017ee i kdy\u017e ceny nemovitost\u00ed klesnou o 20 %, tak pak p\u016fjdou je\u0161t\u011b o dal\u0161\u00edch 40 % dol\u016f, abychom se dostali na n\u011bjakou tu jak\u0161tak\u0161 rozumnou \u00farove\u0148. Prodejci doufaj\u00ed, \u017ee je\u0161t\u011b na posledn\u00ed chv\u00edli chyt\u00ed s vysoko nadsazenou cenou n\u011bjak\u00e9ho bl\u00e1zna, kter\u00fd nasko\u010d\u00ed do vlaku jedouc\u00edho ze sk\u00e1ly.<\/p>\n\n\n\n<p>Proto v\u011bt\u0161ina nemovitost\u00ed dlouho le\u017e\u00ed ladem v nab\u00eddk\u00e1ch na prodej. Naprost\u00e1 v\u011bt\u0161ina z t\u011bchto nab\u00edzen\u00fdch nemovitost\u00ed je v podstat\u011b neprodejn\u00fdch p\u0159i po\u017eadovan\u00fdch cen\u00e1ch. Inu vysok\u00e9 ceny hypot\u00e9k znamenaj\u00ed n\u00edzk\u00e9 ceny nemovitost\u00ed a obr\u00e1cen\u011b.<\/p>\n\n\n\n<p>Nelze m\u00edt vysok\u00e9 \u00faroky kolem p\u011bti procent, pr\u016fm\u011brnou mzdu jak\u00e1 je dnes a ceny nemovitost\u00ed, jak\u00e9 jsou dnes po\u017eadov\u00e1ny. N\u011bkter\u00e1 \u010d\u00e1st t\u00e9to nerovnov\u00e1hy se mus\u00ed srovnat. Lze \u010dekat, \u017ee ani n\u00e1r\u016fst mezd, ani sn\u00ed\u017een\u00ed \u00farok\u016f sp\u00ed\u0161 nenastane.<\/p>\n\n\n\n<p>Jak by mohla \u010cNB sn\u00ed\u017eit \u00faroky, kdy\u017e by to zase vedlo k rostouc\u00ed inflaci, kter\u00fd by jim pod rukama zase narostla? Lze sp\u00ed\u0161 \u010dekat, \u017ee \u00faroky z\u016fstanou sp\u00ed\u0161 tam kde jsou.<\/p>\n\n\n\n<p>Mzdy, v dob\u011b sou\u010dasn\u00e9 nejistoty, zam\u011bstnavatel\u00e9 asi tak\u00e9 p\u0159\u00edli\u0161 zvedat nebudou. Tak\u017ee zb\u00fdv\u00e1\u2026? Ano dopln\u00edte si sami, pokles cen nemovitost\u00ed.<\/p>\n\n\n\n<p>A do toho ten nep\u0159\u00edjemn\u00fd demografick\u00fd trend s klesaj\u00edc\u00edmi po\u010dty mlad\u0161\u00edch koup\u011b schopn\u00fdch ro\u010dn\u00edk\u016f <a href=\"https:\/\/www.jindrichsmitka.cz\/2023\/05\/27\/z-realitni-bubliny-rovnou-do-realitni-krize\/\" target=\"_blank\" rel=\"noopener\" title=\"\">(psal jsem zde)<\/a>. Prvn\u00ed celoro\u010dn\u00ed pokles cen za bezm\u00e1la dvacet let? A teprve se to po\u0159\u00e1dn\u011b rozj\u00ed\u017ed\u00ed? Hups, tak to asi nebyl spr\u00e1vn\u00fd p\u0159\u00edklad. Na N\u011bmecku je na\u0161e ekonomika p\u0159ece dost z\u00e1visl\u00e1, tak tady asi velk\u00fd p\u0159\u00edsp\u011bvek k popt\u00e1vce nese\u017eeneme.<\/p>\n\n\n\n<p>Co takhle Rakousko. To n\u00e1m ur\u010dit\u011b zvedne n\u00e1ladu. J\u00e9, tam zkrachovalo nejv\u011bt\u0161\u00ed nemovitostn\u00ed imp\u00e9rium ve st\u0159edn\u00ed Evrop\u011b. A ceny byt\u016f let\u00ed dol\u016f o <a href=\"https:\/\/www.amazingaustriaproperty.com\/austria-apartments-prices-fall\/\" target=\"_blank\" rel=\"noopener\" title=\"\">3,5 % ro\u010dn\u011b<\/a> a ve <a href=\"https:\/\/www.amazingaustriaproperty.com\/austria-apartments-prices-fall\/\" target=\"_blank\" rel=\"noopener\" title=\"\">V\u00eddni bezm\u00e1la o 6 %<\/a>.Realitn\u00ed trh v podstat\u011b zamrznul a prob\u00edh\u00e1 minimum transakc\u00ed. Tak to je jist\u011b cenov\u00fd impulz.<\/p>\n\n\n\n<p>Zkus\u00edme jak je na tom t\u0159eba Velk\u00e1 Brit\u00e1nie. Jo, tak\u017ee propad cen o <a href=\"https:\/\/www.theguardian.com\/business\/2024\/may\/01\/uk-house-prices-fall-unexpectedly-for-second-month-in-a-row\" target=\"_blank\" rel=\"noopener\" title=\"\">0,4 %<\/a> mezi m\u011bs\u00ed\u010dn\u011b (tedy skoro 5 % ro\u010dn\u011b), prudk\u00fd n\u00e1r\u016fst nespl\u00e1cen\u00ed hypot\u00e9k od <a href=\"https:\/\/www.proactiveinvestors.co.uk\/companies\/news\/1049582\/mortgage-arrears-at-decade-high-as-high-interest-rates-hit-homeowners-1049582.html\" target=\"_blank\" rel=\"noopener\" title=\"\">4,2 %<\/a>, co\u017e je nejv\u00fd\u0161e za celou dek\u00e1du.
